Green House: Counting Down the Days

From the beginning of this project, we were asked one question consistently:
“What’s your timeline for getting this flip done?”
Our answer was always vague, because we didn’t know how long things would take, or really even have a concrete scope of the amount of work we would tackle in this property.
Well no longer. I am here to announce today: We Have A Timeline! We’ve decided this project must be done by August 8th, 2017 – the last day of summer vacation. Why do we suddenly have this all figured out? Welllll, let’s just say we’ve come to the realization that trying make progress on a flip while teaching full time and maintaining a balanced family life for our kids is just not. that. feasible. So we just CAN NOT go into another school year.
As of this week, our countdown looks like this:
We have a small* list of things to accomplish in that time frame.
*small might be understating it a bit. Well, a lot. Ok, I admit it!! It’s a giant understatement!
Here’s a list of what we still need to do in this house (in no particular order):
THROUGHOUT THE HOUSE:
Retexture ceilings
Finish skimcoating and patching walls
Refinish hardwood floors
Add casing and baseboards throughout
Hang doors and closet doors
Hang light fixtures
Paint all walls
Hang window treatments
Powerwash outside and wash windows
KITCHEN:
Install cabinets
Install counters
Install backsplash
Build a custom hood
Build a microwave/pantry nook
LIVING ROOM:
Fix the giant hole in the closet wall (plumbing access)
Add board and batten detail near front door
Add barn door to basement
BASEMENT:
Finish building walls
Have HVAC, electrical and plumbing finished
Drywall
Install bathroom fixtures
Paint
Add flooring
Add trim
Install doors
Finish staircase
